Wisconsin Act 69: Disclosure Requirements

Wisconsin Act 69 is the second U.S. state law requiring disclosure of AI-altered real estate images. It applies to listings of residential property with one to four dwelling units and takes effect January 1, 2027.

Penalties & enforcement

Act 69 (Wis. Stat. 452.136) carries no fine of its own, but the Real Estate Examining Board, within the Department of Safety and Professional Services, enforces it through the Chapter 452 discipline framework: a violation can bring a reprimand, license limitation, suspension, or revocation, plus a forfeiture of up to $5,000 per violation. A good-faith safe harbor protects licensees who do not knowingly mislead.
